December has really been a whirlwind month in real estate even though some may speculate that the market slows down. Right now we have 378 homes active in Pitt County, 304 are currently under contract, and so far till today Dec 12th, we’ve had 56 homes sell/close this month alone.
Last month in November we saw 161 homes sell/closed in the Pitt County Market area. Let’s look at some data projections:
So these past 6 months the market shows that people have been steadily buying and selling as inventory level has been roughly level. As many new listings are coming onto market, they seem to be the ones selling. Older/Overpriced inventory on the market, well these homes are still sitting stagnate. Price Counts as a Seller!
Year over Year we can see a fantastic increase in Average Sale Price, Less Inventory, Faster Sales, and overall a stronger new construction market for future sales.
The homes that are stagnant could be a great opportunity as a buyer or investor. So call me today if you have wondered how to interpret the market for you!
